Country:
Bay Meadows enjoys a mixture of fertile brown alluvial soils fronting the Martindale Creek rising to free draining red loams with some select areas of black loam soils. The topography is generally flat rising to gentle slopes towards the eastern boundary, ideal for producing athletic, strong boned horses. The soils have benefited from hundreds of years of mineral deposits from the surrounding limestone escarpments eroding into the valley floor.

The country is mostly arable and has been extensively pasture improved which has resulted in a rich diversity of grasses comprising of rhodes grass, phalaris, clover and lucerne.

Water:
Bay Meadows has an excellent irrigation system with approximately 75% of the property equipped to be irrigated from the substantial 170 MgL irrigation entitlement from the Martindale Creek. Water is pumped from the electric pump located on the Creek from 6 spear points.
